General Lease
General Leasing, comprising Equipment leasing and Real Estate Leasing, has many faces. Two basic forms can be distinguished: Finance Lease and Operating lease. Legal and tax treatment differ from country to country as well as accounting. To underline the common aspects the international term for Finance Lease is "Full pay out lease" and for Operating Lease "Non-full pay out lease"
In a "Full pay out lease" the investment is fully amortised in the rentalstream as opposed to a "Non full pay out lease" (only partial amortisation). Especially in countries, applying "economic ownership", a "Non-full pay out lease" is classified as an off balance lease.
